California, in general, when a property is financed (mortgage), the Lenders require the
building, property and soll to be clean of hazardous matertials. The broker estimate of
value will assume the property is being delivered with a clean environmental report.
Included in the support materials is the Caltrans information regarding the adjacent
major construction project known as the ‘Valley View Avenue Interchange’. The phases
of the $631 million project are provided. Basically the project is adding new on and off
ramps for the I-5 Freeway, the project is due to be completed in late 2019. It is my
opinion, the close accesiblity to the freeway ramps will enhance the value and
desirability of the Subject Property.
