X invests in and develops logistic property. Literal translation of the last sentence below doesn't mean much so I'm thinking of "they expect us to follow their lead", but does that convey the flavour of the Dutch? A bit too passive perhaps?

Vermoedelijk gaat het er niet om dat die bedrijven werkelijk de wens uitgesproken hebben dat ze gevolgd zouden worden, maar dat het een onuitgesproken *market demand* is.... and one has to follow market demands.
